On the most stubborn cold-side leaks where acoustic detection is borderline, we will inject a small amount of inert tracer gas and sniff it back through the slab. The goal is to pinpoint the leak to within a few inches before any concrete comes up, because the cost difference between a precise repair and a guessing repair is enormous.

Once located, you have three real options and we explain each with the actual tradeoffs. Spot repair through the slab means cutting concrete and flooring, repairing the section of pipe, and restoring the surface — fastest and cheapest, but you have the same aging pipe everywhere else and the chance of another leak within a few years is real. Overhead reroute through the attic with new PEX abandons the slab line entirely for that branch — more expensive, but eliminates the failure pattern for that run permanently. Full repipe of the affected supply branch (or the whole house) is the most expensive option and is genuinely the right call when the camera or repair history shows the slab plumbing is failing systemically.

Insurance handling is a meaningful part of the slab leak conversation. Most Florida HO-3 policies cover the access (cutting the slab) and the consequential water damage from a slab leak even when they do not cover the failed pipe itself — but only if the claim is documented properly.
